Every project is different, but a documented sequence helps the homeowner, contractor, designers, trades, and inspectors understand what must happen next.

In-home consultation · By appointment

A contractor’s perspective, at your property.

Think of the consultation as a professional house call. We discuss and sketch possibilities, review visible conditions and construction alternatives, and identify the information required before reliable scope and pricing decisions can be made.

The standard pre-construction consultation fee is $450. Any credit toward a later construction agreement is governed by the signed project documents.

Project Form

Share the property, requested work, photos, budget framework, preferred timing, plans, permits, occupancy, and decision-makers.

Initial conversation

We review fit, clarify the scope, discuss urgency and expectations, and determine whether a consultation or different next step is appropriate.

Pre-construction consultation

For projects requiring an on-site technical review, Attila evaluates visible conditions, alternatives, likely permit needs, and planning priorities. The standard fee is $450 and is credited only as stated in the signed project documents.

Field information

Measurements, access, systems, structure, existing finishes, previous work, and known risks are documented to the level required for the next planning stage.

Design and engineering

When required, drawings, selections, specifications, structural calculations, or specialist input are developed by the appropriate parties.

Scope and proposal

The proposal identifies included work, exclusions, assumptions, allowances, price or pricing method, and major owner decisions.

Contract and pre-construction

After a compliant written agreement is signed, insurance, access, schedule, protection, selections, and required notices are coordinated.

Permits and procurement

Applications, plan review, corrections, inspections, long-lead materials, and trade scheduling are handled according to the contracted responsibility.

Site preparation

Access routes, protection, containment, utilities, salvage items, occupant needs, and initial demolition sequence are confirmed.

Construction and communication

Work is sequenced across trades, owner decisions are tracked, and changes are documented in writing before additional work proceeds.

Inspections and punch list

Required inspections are completed, visible completion items are recorded, and agreed punch-list work is addressed.

12

Final walkthrough and closeout

The project is reviewed with the owner and available approvals, product information, warranty documents, and care guidance are transferred as applicable.
